Loborika

Villa Ines represents a project of a modern family house with a swimming pool and garden in the small village of Loborika, located in the southern part of the Istrian peninsula. Loborika’s position offers very good connectivity to all important amenities. At the same time, it is only a few minutes’ drive from the city of Pula (around 10 km) and the beautiful beaches of southern Istria, providing a combination of a peaceful environment and proximity to urban amenities.

Completion of construction is expected by the end of 2025. After the construction work is finished, a technical inspection will follow along with obtaining the occupancy permit, making the house ready for move-in. Additionally, upon completion, an energy certificate will be prepared with a high expected rating (category A).



Layout and sizes

The single-story house extends over a total living area of 154 m², carefully utilized to achieve a functional and spacious layout:

  • The entrance leads into a hallway that connects all parts of the house.
  • The central area is an open-concept living room, dining room, and kitchen with access to a covered terrace and the pool.
  • The house contains three comfortable bedrooms and two modern equipped bathrooms. The master bedroom has its own bathroom (en-suite), while the remaining two bedrooms share the second bathroom.
  • Near the entrance there is also a practical storage room (pantry) and a technical room.

Materials and Equipment

High-quality materials have been used in the construction and furnishing of this house to ensure durability, aesthetics, and excellent thermal insulation properties:

  • Thermal facade 15 cm thick (ETICS system) with a final layer of quality plaster in a modern color.
  • Aluminum joinery with multi-chamber profiles and triple insulating glass. The security door is burglar-proof, and the windows are equipped with shutters and mosquito nets.
  • First-class ceramic tiles of modern design, resistant to wear, are installed in all rooms.
  • The house is fully equipped with quality furniture from renowned manufacturers.
  • The heating and cooling system is designed to ensure a comfortable indoor climate year-round with minimal energy consumption. Underfloor heating is installed throughout the house with a separate thermostat in each room. For cooling, the living room and each bedroom are equipped with an inverter air conditioner, which efficiently cools the space in summer and can also serve as an additional heat source during transitional periods if needed.

Exterior

The yard, covering 634 m2, will be landscaped to provide privacy and enjoyment outdoors. The plan includes installing artificial grass and decorative plants in the yard. A spacious covered terrace extends from the living room and is ideal for relaxing and sunbathing by the pool.

The house has two parking spaces within the property, with direct access from the asphalted road. The entire property will be enclosed by a tall wall to ensure security and privacy.
